The Brief
The client came to Mistla with a clear vision: a managed marketplace that sits between estate agents, landlords and tradespeople — vetting the trades, handling job assignment, processing billing, and giving every party a single place to track what's happening.
The challenge wasn't just building the functionality. It was doing it in a way that could scale without becoming a maintenance burden, while keeping running costs lean for a growing startup.
Technology Choices
Mistla chose a modern, serverless-first stack that delivers a production-grade product without the overhead of managing servers.
The frontend is built with React and TypeScript, bundled with Vite for fast builds, and styled with Tailwind CSS for a clean, responsive interface across all devices. Supabase serves as the backend, providing a managed PostgreSQL database, authentication, and server-side edge functions in a single platform. Netlify handles hosting and deployment, with pages pre-rendered at build time for strong SEO performance.
The result is a platform that costs a fraction of what a traditional server-based architecture would — and requires no infrastructure management for the client.
A Role-Based Platform for Every User Type
One of the core design challenges was that Landlord Liaison serves four distinct audiences, each with different needs and different levels of access.
Estate agents can submit maintenance jobs, manage their property portfolio, add team members, and track job progress from submission to completion.
Landlords have a similar experience, with tools tailored to individual property owners managing their own portfolio.
Tradespeople receive job assignments, submit quotes, mark jobs complete, and receive payment — all within their own portal, without needing to chase anyone.
Admin and staff have full platform oversight: approving users, assigning jobs, managing billing, and handling escalations.
Mistla built an organisation model that groups users into teams with clear ownership hierarchy, so a large estate agency can manage multiple team members with appropriate access levels across their entire property portfolio.
The Job Lifecycle
At the heart of the platform is a full job ticketing system. When a job is submitted, it moves through a structured lifecycle: submission, admin assignment, tradesperson acceptance, quote submission, client approval, job completion, and payment. Every stage is tracked, every action is logged, and all parties are kept informed.
Jobs carry priority levels, property details, tenant information, and a threaded comments system where messages can be made visible to relevant parties only — keeping communication clean and accountable.
Billing Built for a Marketplace
Landlord Liaison runs on a tiered subscription model designed to suit clients of every size. Smaller portfolios pay a flat monthly fee, larger portfolios pay more, and there's a pay-per-use option for those who prefer per-job billing. New users get five jobs free to reduce friction at signup.
For tradespeople, Mistla built in an option to opt into platform-provided liability cover, charged as a small commission per job — a meaningful benefit for smaller sole traders who might otherwise struggle to secure their own insurance.
A billing engine runs automatically each month, processing subscription fees without manual intervention.
Email That Feels Human
Mistla integrated a full email system into the platform — not just notification emails, but a complete inbound and outbound email workflow. Jobs can be created and discussed over email, conversations thread back to the relevant ticket, and multiple mailboxes are supported so different types of enquiry reach the right team.
SEO-Ready from Day One
Rather than treating the marketing site as an afterthought, Mistla built dedicated landing pages for each trade category — plumbers, electricians, cleaners, joiners, and more — as well as pages targeted at estate agents and landlords specifically. These pages are pre-rendered at build time with full meta tags, giving Landlord Liaison a strong foundation for organic search from the moment it launched.
The Outcome
